Clarksburg 20871 Real Estate Market Report - Sept. 2011

How’s the Clarksburg Real Estate Market in 20871?

The Clarksburg real estate market is a mixed bag: - the overall average sold price is down by almost 19% - the average days on market are near double compared to last year, going from 42 to 83 days on market - sellers are getting closer to what they are asking - 97.3% of the list price vs. 95.2% of last year's average list price.

New home sales are generally not reported in the statistics, so this is admittedly a partial picture of the market.

What Has Sold?

In September, only 2 single family homes sold, 2 condos and 4 town homes sold. There was 1 short sale and no foreclosures in the 20871 zip code, making distressed sales 12.5% of total sales for the month.

What Is Happening with Home Prices?

Single family homes sales did see a significant price increase in September, but that is based on two properties (see chart - mouse over for details). Townhome and condo sale prices slid a bit in September. A change in the average sales price for one month is not necessarily an indication of a trend, it could just indicate that more homes were sold in a more or less expensive neighborhood of Clarksburg.

The most expensive home that sold was a colonial for $688K in Clarksburg Village.

Are Sellers Getting Their Asking Price in Clarksburg?
